Body Corporate Window Replacement

For over 40 years, Regency Windows has manufactured aluminium windows and doors at its own factory in Thomastown, Victoria, and installed with its own team where specified. For a committee, that means one contractor accountable for the product, the program and the finished result, not a chain of suppliers and subcontractors.
- Family run since 1985. Founded by Harry in 1985 and still family run. Committees are welcome to visit the showroom and factory.
- An in-house install team. Since 2013 every fitter and installer has been a permanent Regency employee, qualified carpenters rather than unknown subcontractors.
- 10-year warranty on manufacturing and installation, and Regency comes back to rectify any issues should they arise.
- No-obligation quoting. Free quoting and clear product information, so the committee can make an informed decision in its own time.

Solutions for every opening in the building
Replacement buildings rarely have standard openings. Regency manufactures to what is there and advises on the right solution for each opening before anything is made.

Awning windows
Top-hung ventilation that can stay open in light rain. Suits kitchens, bathrooms and bedrooms, with double glazing and restricted opening options where required.

Stairwell windows
Large and hard-to-reach common-area glazing, with lifting equipment and access arranged by Regency and the building in use throughout.

Lifting equipment

Fan holes
Fan holes cut and fitted to the new frames where required, with the electricians organised by Regency so existing services keep working.

Measure
Every opening measured on site, unit by unit, with access coordinated by Regency. Elevations are drawn for the committee’s approvals.
Quote
A clear, staged quote the committee can table at a meeting, itemised stage by stage so the OC can budget across years.
Manufacture
Made to the opening at the Thomastown factory, scheduled to match the agreed stages.
Install
Installed by the Regency team, each unit secure at day’s end and the site left clean. Residents are notified ahead.
Managed by Regency, not the committee.
- Liaison with tenants, owners and the OC
- Attendance at committee meetings
- Full scope of works
- Elevations and plans for approvals
- Lifting equipment and site access
- Scheduling and notice to residents
A 12-unit building typically runs 4 to 6 weeks, staged and confirmed stage by stage in the quote.

Questions committees ask
Do residents need to move out?
No. Windows and doors are replaced one opening at a time, and each unit is closed up and secure at the end of every working day. Residents receive notice of their install date and access times in advance.
Who deals with owners and tenants?
Regency does. All liaison with tenants, owners and the owners corporation is managed by the Regency team, including scheduling and notice for each stage. The program manager is the single point of contact from first notice to final sign-off.
Can the program be split across budget years?
Yes. Programs are staged building by building or unit by unit, and quoted stage by stage so the owners corporation can plan approvals and budgets around each step.
Will Regency present to our committee?
Yes. Regency attends committee and owners corporation meetings, and provides a full scope of works, elevations and plans to support the decision.
Is the price fixed once quoted?
Each stage is quoted as a fixed price, valid for 30 days. Any variation is priced in writing and approved by the committee before that work proceeds.
What is the payment schedule?
Four payments: deposit, order of materials, manufacture, and final on completion. The schedule is set out stage by stage in the quote, so the treasurer can plan before the committee signs.
What warranty applies?
All products are covered by a 10-year warranty on manufacturing and installation, backed by one contractor rather than split between a supplier and an installer.
How do we get a quote?
Send the building address and approximate number of units through the form below, or call (03) 9464 0533 or email sales@regencywindows.com.au. Quoting is free and no-obligation, and committees are welcome to visit the showroom and factory first.
